Stage 1: Foundation & Concrete

Under Your Foundation:

A six mil, fully sealed polyurethane moisture prevention barrier will ensure a consistant, dry base.

Concrete Walls:

Made with 20 MPA concrete, containing twice the strength of commonly used concrete, and exceeding national building code.

Foundation Wrap:

State-of-the-Art delta membrane system with a seven year Manufacturer Water Intrusion Warranty. Click here for more info.

Rebar Reinforcements:

Maximum structural integrity is assured by rebar reinforcements installed in every concrete drop-down and window opening.

Anti-Moisture Measures:

Four inch weeping tile, surrounding the perimeter, draws water away from your foundation.

Engineered certification upon closing:

A qualified engineer provides advice for any development that requires a structural pad.

Stage 2: Building Envelope

From the Windows to the Walls:

Low e-argon technology reflects heat - keeping your home cool in the summer and retaining heat in winter.

Maintenance-free door trim:

Applied to all exterior steel doors with vinyl clad; 36-inch wide doors exceed national building code.

Heat retaining roof trusses:

Pre-engineered, locally designed, and upgraded to accommodate R-50 blown-in insulation.

Window and door water protection:

A resistor membrane installed atop windows and around doors preventing water penetration.

Structural integrity:

Engineered 3/4 inch, 50-year edge gold OSB floor sheeting, and engineered 5/8 inch 25-year edge gold wall sheeting combined with 2 x 6 studs at 16 inch centers; both with superior warranties.

Eco-Friendly Shingles:

25-year certified fiberglass (not asphalt) shingles surpass national building code by 20 per cent.

Stage 4: Energy Efficiency

Insulation and finishing trim:

Double-foam windows with low expansion foam used in two separate stages of construction.

Heat loss prevention:

  • R-50 blown-in insulation in attic exceeds national building code by more than 50 per cent
  • MBI insulation - a light-density fiberglass blanket - is installed on exterior concrete walls in undeveloped basements, eliminating up to 30 per cent of common home heat loss.

Consistent temperatures:

Energy efficient thermostats accurate within half a degree.

25 year shingles - Labour one year

Skymark Homes carefully chooses our suppliers to ensure adequate coverage for you on:

  • Hot water tank - three years from manufacture date
  • Windows and doors warranted by the supplier
  • Flooring warranted by the supplier
  • Cabinets warranted by the supplier
  • An eight-year foundation wall water penetration warranty from LRWP and Cosella - Dorken?

City Inspections

1. Excavation

  • Inspection done pre-backfill
  • Weeping tile inspected at this time

3. Plumbing Rough-in Inspection

  • To ensure all items are up to code

4. Under Slab Poly Inspection

  • Before the basement and garage floors are poured

5. Electrical Sheeting Inspection

  • To ensure all items are up to code

6. Framing Inspection

  • Covers framing, electrical, plumbing, ventilation and low voltage

7. Insulation Inspection

  • Final inspection

8. Final Plumbing Inspection

9. Final Electrical Inspection

10. Occupancy Inspection
